Policies, Rental and Payment Terms are subject to

Check In: After 2:00 P.M. you may go directly to
your rental property - Follow the map and lock-box instructions that
will be sent to you after final payment is received.
Check Out: is 10:00 A.M. This is strictly enforced.
To request a Late Check-Out you must call the property manager prior
to arrival. Late Check Outs are subject to additional rental fees.
Property Inspection: Upon check-in to your rental,
please inspect the property. Notify our office within 24 hours of
any maintenance items that arise during your stay.
Confirmed Guests: Your reservation is made for the
number of guests listed. Your reservation is subject to immediate
cancellation or additional charge if you have brought more guests
than are allowed.
Extra Cleaning: If required after your departure,
extra charges will be deducted from your security deposit or credit
card. All properties are furnished with an initial supply of paper
products and soaps. Guests are responsible for purchasing additional
supplies for the balance of the stay.
Property Damage: You are responsible for damages
to the rental caused by you or your guests. The cost of damages will
be deducted from your security deposit or credit card. If damages
exceed your security deposit you may be responsible for those charges
as well. They will be deducted from the credit card on file.
Keys, Garage Door & Gate Openers: Each rental
property is provided with 2 sets of keys inside the house, as well
as a lockbox key. Please ensure that you leave all keys where you
found them when you depart. You will also be responsible for any Garage
Door or Gate Openers that may be provided at select properties. Lost
keys or openers will be charged to the guest.
Lost or Stolen Items: The property manager is not
responsible for any personal items which may be lost or stolen from
your rental. Always lock all of the doors and windows when you leave
the property (even if you are not on the ground floor). Do not leave
your valuables in plain sight - remember this is Paradise not Heaven…let’s
not make it easy for your valuables to be taken.
Non Smoking Properties: All of our rentals are Non
Smoking. If there is any evidence of smoking, your security deposit
will be completely forfeited. You may be responsible for additional
expenses for the restoration of the property if expenses exceed your
security deposit.
No Pets: No Pets are allowed in any of our rentals.
Your security deposit will be forfeited if you bring any pets onto
the property. You will be responsible for additional expenses for
damages caused by pets if expenses exceed your security deposit.
Parties: Please remember you are in a residential
neighborhood; therefore, please respect quiet hours between 10:00
p.m. and 7:00 a.m. (or as posted at the property or condo complex).
Voices carry a long way in the still Hawaiian nights and early morning.
If noise becomes a problem, you will be asked to relocate. Large parties,
gatherings, weddings are not allowed. If this rule is violated, then
the guest will be subject to whatever fines and penalties that may
be imposed on the property owner by the County of Maui and your security
deposit will be forfeit. Overnight guests are restricted to those
names associated with this reservation.
Telephones: Most of the properties have phone blocks,
which require guests to use credit cards for long distance calls.
Any long distance calls that you make, that appear on an owner's bill,
will be charged against your security deposit or credit card.
Property Damage, Sales or Unavailability: The property
manager reserves the right to move your confirmed reservations to
another property of comparative value if it becomes unavailable.
Rental Charges: All reservations require an initial
deposit of $200 or 1 nights rent, whichever is greater, within 14
days of booking a reservation. Final Payment is due, in full, 60 days
prior to arrival. If these deadlines are not met then the reservation
is subject to cancellation at our discretion.
Cancellations: All guest cancellations that are made
14 or more days after booking will forfeit their initial deposits
($200 or 1 night rent, whichever was greater). The final deadline
for cancellations is 60 days prior to arrival. Cancellations made
after the final deadline will not receive any refunds, unless the
property can be re-rented for the same dates that were reserved. Cancellations
can be made over the phone or in writing. NO VOICEMAIL OR EMAIL.
Security Deposit Refunds after Departure: are made
within (14) days of your departure. Any violations of the rules listed
above may result in a loss of the Security Deposit or charges against
any credit cards on file.
