A Note from the Owners: #303 is owned by Maui-lovers, and you can tell. Their unit is warm and comfortable, with a newly-remodeled kitchen equipped for the owners themselves, newly-remodeled living room and bathroom, a mosaic underwater scene from a local artist from “up-country” Makawao, colorful tapestries of birds and fish (including the reef trigger, aka Humuhumunukunukuapua’a), a flat-panel TV with 5.1 surround sound, a stash of 60’s-80’s CD’s, solid wood bedroom and bathroom doors, and other amenities to make you feel at home yourselves. The owners insist on easy-to-use high-speed wireless (and wired) internet for themselves, and you will have that too — for free. Please take advantage of the reference books while you are there, but kindly be sure to leave them for the next guests!

Kihei Beach is a moderately sized six story beachfront property located in North Kihei. It offers sweeping views of Kahoolawe, Molokini and the dazzling Pacific Ocean and a friendly casual atmosphere. Fronting the property is Sugar Beach, well known for it’s romantic sunsets, great swimming, miles of unspoiled strolling beach and seasonal whale watching. Wonderful place! ⭐⭐⭐⭐⭐

The property is beautiful and the listing is accurate. We had absolutely no complaints. The pool was clean and well kept. The location cannot be beat…right across the street from ABC Store, Sugar Beach Bake Shop, and Ululani’s. Would absolutely recommend!

Paradise Found at #303 ⭐⭐⭐⭐⭐

Clean Great location, great service by staff, ample parking, lovely pool, everything you need in a condo away from home. Comfy bed, great views. We will definitely rent again. Mahalo!

Excellent condo!! ⭐⭐⭐⭐⭐

My wife and I recently returned from our first trip to Maui and stayed at this condo for 6 nights while we were there. The moment we walked through the door and saw the amazing view of the ocean we knew we had a great place. The condo was very clean, the bed was comfortable and many necessities were included for cooking and for hanging out at the beach. And like I said the view of the ocean from the balcony was amazing! We ate most of our meals out on the balcony and enjoyed every minute. The managing company was great and very friendly. The location was really good being in the middle of the popular west Maui towns such as Lahaina and south Maui area and beaches of Wailea. Kihei is also a very short drive to the airport or the Hana Highway if you plan on doing the drive to Hana. We loved Maui and would not hesitate to rent this condo on our next trip!!

A beautiful stay ⭐⭐⭐⭐⭐

Upon our arrival a very sweet representative from ali’i Resorts met us at the condo and showed us everything we needed to know. The condo was clean, well stocked with dishes, pots and pans, blender, condiments, towels, cleaning supplies…dish soap, laundry soap, paper products etc., all we had to add was our food & drinks. There were even beach chairs. beach towels and coolers available to bring down to the beach, a nice touch. We loved the location, to us it was central to everything which made it easy to get around. We drove every direction and were there within an hour or two depending on distance/traffic. This is our second time to this complex and we would definitely go back again…in fact we plan to.

beach getaway ⭐⭐⭐⭐

This was our first time to Maui what a beautiful Hawaiian island. Our condo was absolutely beautiful fully equipped great location. sunset/sunrise walk on the beach just steps from the condo. Only downfall I can mention about this condo is there is no t.v in the bedroom. other than that it was a perfect stay!

#303 Kihei Beach Condominiums ⭐⭐⭐⭐

Very nicely refurbished unit with tasteful decoration and good quality appliances. We enjoyed our stay.

Perfect Location in Paradise! ⭐⭐⭐⭐⭐

Our first visit to Maui was wonderful. Kihei Beach is ideally located on the island for easy access to the magnificent beaches, restaurants and shopping. The condo is fully-equipped, modern, comfortable, with a spectacular view to enjoy the stunning sunsets. The ali’i Resorts staff was welcoming and helpful, and only a phone call away. We will definitely return to this condo. Mahalo and aloha.

We have stayed at many places in Maui and this has always been our favorite place to stay. You won’t be disapointed.

Paradise ⭐⭐⭐⭐⭐

We thoroughly enjoyed our stay at Kihei Beach #303 and when we return to this area, would definitely stay at this condo again. Our check in was good, Raechelle met us at the condo and filled us in on some local things to do and see. The view from the condo is spectacular, and to wake up every morning to the crashing sound of the waves was so relaxing. It was nice to see the morning canoes training right outside of our room too. The grounds were kept immaculate and we were able to enjoy our morning walks along the beach and then come back and enjoy the sunshine. The location was a bit secluded, but that was nice, because you didn’t have to venture far where the town got a lot busier. We did most of our dining (supper) out and we did not experience any bad food while we were there. The best meal we had was at Moose’s – Friday night, the Prime Rib and Lobster was the best we had had. The beaches are nice south of the condo, but very busy on the weekend, I believe that Kihei Beach was the best “walking” beach, aside from Big Beach, and where the other beaches were very busy, we were able to come back and enjoy “our own beach” without all the crowds. My husband did some snorkelling right outside our condo and saw a spotted ray. Diving was good and Maui Dive picked up right at the condo and their services were top notch. All in all we had a great time and will use ali’i Resorts again. Thanks for making our 1st trip to Maui a great time!

a casual relaxed vacation ⭐⭐⭐⭐

overall a nice vacation with good amenities in a nice location, close to stores etc. I did find it a little noisy being close to the road and would recommend that the owner put double or triple pane glass in the bedroom. The only real negative was that one of the maintenance guys was chasing and shooting a chicken that came across the road. This was done in front of guests and was not only distasteful but presented a real danger from bullets that were bouncing off the building

Amazing View ⭐⭐⭐⭐

The condo was amazing. The shower was my favorite place other then the patio and kitchen area. The bed was comfortable and everything was really clean and had plenty of space. The location is easy to get to and get around to all the other beaches. One of the coolers is broken (zipper doesnt work). Theres no key which is amazing never having to worry about taking the key around.

Ocean Front Beauty ⭐⭐⭐⭐⭐

Nicely remodeled unit with updated kitchen. Beautiful views and directly on beach. Great little pool and ample lounge chairs. No need to leave the property. The farmers market (M-F) is a big bonus. Well-insulated building – never heard our neighbors. Nice swimming beach. We love this property. Close to South Maui beaches and Lahaina area. Can’t be beat for a decent, budget alternative on Maui.

Very quiet, relaxing, area & resort ⭐⭐⭐⭐⭐

My husband & I spent 5 nights in this condo. It was very relaxing. We walked the beach daily and enjoyed the farmer’s market across the street. The only suggestion that I have to make it more comfortable, would be to get a new mattress.

5th Stay October 2010 ⭐⭐⭐⭐

I had a quiet and relaxing stay. There were a couple of days during my 1 week stay that were windy, resulting in a cloud of dust blowing in from the cane fields. I great place to go, if you want to do things on your own, and have unlimited access to the beach.

We love KBR 303. The kitchen is fabulous and of course the view is incredible.

Very relaxing and enjoyable⭐⭐⭐⭐

We loved the location of Kihei Beach. Condo #303 has been recently renovated and was a fairly decent size. The kitchen and living area was lovely. The bathroom was a bit small and outdated and the bathtub could have been cleaner upon our arrival. We were very disappointed with the location of the Bbqs which are in close proximity to the garbage bins.

Reservation Policy

Check-in time is 4:00pm / Check-out time is 10:00am.

  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • All guests are required to complete the registration form within 24 hours of arrival with Alii Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.

Reservations

  • Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
  • A 3-night deposit is required at the time of booking for reservations under 28 nights.
  • Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
  • We accept Visa, MasterCard, Discover and AMEX credit card payments.
  • Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final payments must be made by check/ACH to receive the discount). All ACH payments will require a signed registration form before your reservation is confirmed.
  • Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Years bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.

Property Damage

  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Alii Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40.00 + tax and is non-refundable. This waiver protection is added to the total reservation cost unless guests opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.

Cancellation and Changes

  • A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Years, 120+ days for Long Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Years bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be rerented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.

COVID-19 Exposure

  • An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.

Early Check-In or Late Check-Out

  • An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.

Holidays

  • Christmas/New Years reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.

Rental Occupancy

  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
  • Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people).
  • Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
  • All units are non-smoking. Pets are not permitted.
  • Alii Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $40 plus the cost of shipping applies.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • Alii Resorts, LLC is not responsible for childproofing accommodations.
  • Alii Resorts, LLC will communicate with guests as Alii Resorts is notified of disruptions to the tenants enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to: air conditioning units, TVs, DVD players, water heaters, washer/dryers, internet and Phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Alii Resorts/Owner harmless for such incidents. Alii Resorts, LLC agrees to make good faith efforts to resolve the reported problem as quickly as possible.
  • Owner and /or Alii Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Alii Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Alii Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium/home, or allow cancellation of guests reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
  • Alii Resorts, LLC is not responsible for any third partys failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees.

Guest & Alii Resorts Agreement

  • Guests agree that any disagreements pertaining to this reservation policy will first be attempted to be resolved by good faith negations. Guests and Alii Resorts, LLC agree that if a dispute has not been successfully resolved within 30 days, the matter will be submitted to mediation for resolution in Maui, Hawaii prior to any litigation and any litigation pertaining to this reservation policy will take place exclusively in courts located in Maui County, Hawaii.

This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.
