After several years of visiting Maui and other Hawaiian Islands we found our perfect vacation destination at Kihei Beach!
For us, one thing that sets Kihei Beach apart from other vacation spots is that our family has enjoyed it equally as honeymooners, traveling with children, and as retirees. There truly is something for everyone to enjoy at KBC!
Our condo is centrally located at one of the most beautiful spots on the island where you will find the most amazing sunsets right from the lanai. Perfect for taking long walks on Sugar Beach, you can swim and snorkel right out front, or just lounge by the pool while the waves crash just steps away.
Nothing is more relaxing than sitting on the lanai with a glass of wine in hand listening to the surf and watching the outrigger canoes cruise by while the sun sets on the horizon!

This recently updated Fourth Floor 1 Bedroom/2 Bath Condo features unobstructed ocean views located right on Sugar Beach. Perfect for swimming, snorkeling, body surfing, outrigger canoe/ocean kayaking, long walks on beach, seasonal whale-watching, and viewing sunsets…. not to mention golf nearby! Amenities include ocean front private lanai, sparkling swimming pool, full kitchen, gas BBQ, on-site laundry facilities, flat screen television with DVD player (also in bedroom), CD player/stereo, high speed internet / Wi-Fi. Bedroom has a Cal King bed. There is also a farmer’s market and ABC store right across the street. Just a few minutes to restaurants and shopping in downtown Kihei or Maalaea. Centrally located on Maui, just 20 minutes to Kahului/Airport.

Kihei Beach is a moderately sized six story beachfront property located in North Kihei. It offers sweeping views of Kahoolawe, Molokini and the dazzling Pacific Ocean and a friendly casual atmosphere. Fronting the property is Sugar Beach, well known for its romantic sunsets, great swimming, miles of unspoiled strolling beach and seasonal whale watching. Kihei Beach offers central air conditioning, oceanfront pool area, gas barbecues, laundry facilities and free parking. The interiors include fully equipped kitchens, cable television, free local phone service, private lanais, complimentary high-speed internet service and luxury linens supplied.

Kihei Beach Condo ⭐⭐⭐⭐⭐

Our cute, clean condo had stunning views and easy beach access in a quiet area. Ideal location for exploring Maui and not crowded. Sometimes we had the beach to ourselves. It was perfect.

Manta Ray Play ⭐⭐⭐⭐⭐

The location of the condo was great! Right in the middle if everything . Great farmers market right across the street. We watched manta rays playing right in front of the condo! Great place to stay!

Amazing Vacation ⭐⭐⭐⭐⭐

We just returned after 10 amazing days in this beautiful condo. Everything was perfect from the beginning. Before arriving we sent a basic grocery shopping list via Maui Grocery and we got all delivered to our room. Is not really cheap but having the fridge well stocked after a long flight and getting there late at night it was well worth it. The condo is perfect, clean and very conveniently located. Is a short 15 minutes drive to Wailea and the best beaches. If you don’t want to drive you can enjoy the beautiful beach in front of the building. Is so quiet like you have your own private beach.Listening to the waves crashing day and night is a dream come true! The management is very helpful and easy to communicate with. We will definitely return. Mahalo for everything!

Awesome Condo ⭐⭐⭐⭐⭐

Loved the location and the condo. Fantastic location to everything that you will want to do. Loved the bakery and shave ice across the street. The grill area was very nice also. Just a perfect location.

Amazing view and location! ⭐⭐⭐⭐⭐

My husband I came here for our 30th Wedding Anniversary and it was perfect! We LOVED our balcony with the ocean view right there. We enjoyed early mornings on the balcony with coffee and the full moon over the water, watching the early morning rowing teams, then we would go for a long beach walk, followed by some sunning in the lawn chairs on the lawn. The location is pretty central on the island, so easy to stay in Kihei, or go to Wailea, Lahaina, Kaanapali, etc. for the day/evening. At first we were chasing sunsets at other restaurants, but then realized that our own condo was AMAZING. We often played cribbage on the deck, watched the sunset, and used a candle to play in the dark while listening to the waves. We slept with the balcony doors open so we could hear the waves crashing while in bed… SO soothing! Also loved that there was a farmers market and small convenience store right across the street. We will def do this again!

Relaxing Vacation ⭐⭐⭐⭐⭐

We enjoyed this property. The view is incredible from the lanai, gorgeous sitting out there with the ocean view. The beach is very quiet, hardly anyone on it which was great. The condo had beach chairs which were comfortable. The wind picks up in the afternoon so we would head out sightseeing. The sand on the beach is packed by the water so perfect for running. The complex is quiet and well maintained. The location is convenient. The bakery across the street was excellent! It was nice having the extra bathroom. Lots of lounge chairs on the property, never a problem getting one. Very nice stay and condo!

Best place ever ⭐⭐⭐⭐⭐

We have been enjoying this place since we got married 24 years ago. Each time its been a different experience. Each one just as good as the other but a little better then the last. We like 404 because of the comfortable furniture. Also the 2 bathrooms is a plus, The best thing of all is the lanai… I can sit there for hours just watching all the activity out in the water, on the beach and even in the grassy area. This time I sat and watched a pod of humpback whales hanging around for about 3 hours right out front. It was awesome!!!We love this place. I do wish that the company that rents out 401 tell there guest that this is mostly a adult place because they did rent to a family of 5 with 3 children under the age of 7 that screamed all the time they were out side. Even on the way to the car. But that was the only bad thing and ali’i can’t control other company guest. The view from the 4th floor is the best of all. We have stayed on the 5th and 3rd floor and the 4th is the best. I would like to see 404 update their bathrooms. Take a tub out of one of them or both and make a walk in shower. We love this place. please keep up on the up dates.

First Timers Great Experience ⭐⭐⭐⭐⭐

Great Service. Great views from our resort room. Debra,maint. director at front office was very helpful and very joyful to talk to. Room was very clean and all appliances worked properly. Store across the street was very usefull to us. Regretted having to leave early due to medical emergency.

View is amazing! What a way to celebrate our special day! Worth ⭐⭐⭐⭐⭐

The condo is just wonderful. The view was amazing. While the building is a little older, the owners have done a good job updating the unit. There are new floors and some new furnishing. The kitchen was well stocked with all needed items. The washers are one floor above and one floor below, very convenient. It was nice to have updated TVs and internet access. The pool was very nice and clean at all times while we were there. This is a nice smaller complex, which makes it nice for families with children. There was no loud noise or craziness going on. Kihei is very nicely centrally located and this condo is just as the North and South Kihei meet. There is an aBC store just across the street, which was very convenient and there is also a small farmer’s market. Wasn’t overly impressed there, but the homemade breads were good. The BBQ grills could use some work and/or updating. One is broken so you will need a match or lighter to start it. Everyone was sharing the one that was in working order. There are only 2. The beach outside is nice and quiet, nice place for a walk and a little play. It is not the best swimming beach around by far, but convenient for morning and nightly walks or a little fun with the kids just outside your door. The king bed was very comfortable. Air conditioner works well. Kitchen applicances older, but all in working order. No problems there. While you are there check out Kihei Caffe. Best breakfast you will ever eat in your life! Get the bannana and mac nut pancakes! Yummy! Also, check out McKenna Cove (awesome site), Maui Ocean Center, Ulalena show, a luau,and the road to Hana. You will need a car. Most require a drive, but you really are centrally located here. We did some other stuff, but these were great! There is canoe club next door, no problems out of them or noise at all. I can’t say enough how beautiful the view from the lanai is! The property management staff was so helpful also. They have some discounted tickets to events. Great stay!!!

Exactly what the doctor ordered: perfection. ⭐⭐⭐⭐⭐

I have stayed at many many place on Maui over the years since my family lives there…and I even own a time-share in Kihei. I have no idea why it took me so long to find this perfect spot. Why perfect? First, location. Being on the ocean-side of the highway, right across from the farmer’s market and the aBC store, and right on the edge of the surf just doesn’t get better in Kihei. Sitting at the dining room table, listening to the surf, I could imagine I was on a cruise ship without the seasick! I slept to the sound of the surf and woke to the sound of the outrigger canoes heading out for their morning runs. Second, the service ali’i Resorts provided was exceptional. I’ve had bad experiences…I’ve had times when I was just kind of on my own and left alone…but ali’i was great. I was greeted, oriented, given a real number to call for questions (and a real, very nice person answered when I did call) and the place was spotless. In and out was so easy. Third, the place was exactly the right size and arrangement for my needs. Very simple, clean – two baths – fantastic view and lanai – great for a pupu party at sunset when the winds picked up too strong to be out on the beach – and right there on Sugar Beach where I could walk a few miles every morning if that was my pleasure. Not too much, not too little. It truly felt like a little home for the week I was there, and that is saying quite a bit because I’m particular about these things. If I have to say what I liked the least it would be that the only laundry facilities are a coin laundry on the floor below, and a new mattress would be a good thing – the bed is a bit weak on one side. But it took me the whole week to find anything that would improve my stay…so I’m not complaining!

Heavenly to come back ⭐⭐⭐⭐⭐

The condo was one of the most pleasant we have enjoyed at Kihei Beach. It was very clean and the ali’i staff was more than helpful. As we have been coming to Kihei Beach for at least 30 years, the time alone speaks to how we like the location. What more can I say? We love it there and are so happy to be working with ali’i. The view and sounds of being so close to the ocean, it was fantastic ⭐⭐⭐⭐⭐

The condo was great, a little dated, but very well maintained. The location, being right on the beach was the greatest. Ali’i Resorts is a great management company and we would definitely book with them again.

Our favorite place on earth. ⭐⭐⭐⭐⭐

We stayed here on our honeymoon 23 years ago and loved it. We try to come back as much as we can. I think December is the best time to stay. We watched the whales, canoe clubs paddling, swimmers, walkers, and all kinds of activity from our lanai. We love that ali’i meets and greets us every time we come.We even got a gift basket because we came back. We like to stay on the 4th floor. It’s a perfect line up with the trees and the view. But our favorite room so far is 501, but that’s a 2 bedroom and that year we brought our son with us. So far our favorite on the 4th floor and a 1 bedroom and 2 bath is 404. It could use handles in the shower for us older people. We can’t wait to go back. Maybe next year. Thanks ali’i

Reservation Policy

Check-in time is 4:00pm / Check-out time is 10:00am.

  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • All guests are required to complete the registration form within 24 hours of arrival with Alii Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.

Reservations

  • Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
  • A 3-night deposit is required at the time of booking for reservations under 28 nights.
  • Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
  • We accept Visa, MasterCard, Discover and AMEX credit card payments.
  • Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final payments must be made by check/ACH to receive the discount). All ACH payments will require a signed registration form before your reservation is confirmed.
  • Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Years bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.

Property Damage

  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Alii Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40.00 + tax and is non-refundable. This waiver protection is added to the total reservation cost unless guests opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.

Cancellation and Changes

  • A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Years, 120+ days for Long Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Years bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be rerented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.

COVID-19 Exposure

  • An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.

Early Check-In or Late Check-Out

  • An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.

Holidays

  • Christmas/New Years reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.

Rental Occupancy

  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
  • Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people).
  • Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
  • All units are non-smoking. Pets are not permitted.
  • Alii Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $40 plus the cost of shipping applies.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • Alii Resorts, LLC is not responsible for childproofing accommodations.
  • Alii Resorts, LLC will communicate with guests as Alii Resorts is notified of disruptions to the tenants enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to: air conditioning units, TVs, DVD players, water heaters, washer/dryers, internet and Phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Alii Resorts/Owner harmless for such incidents. Alii Resorts, LLC agrees to make good faith efforts to resolve the reported problem as quickly as possible.
  • Owner and /or Alii Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Alii Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Alii Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium/home, or allow cancellation of guests reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
  • Alii Resorts, LLC is not responsible for any third partys failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees.

Guest & Alii Resorts Agreement

  • Guests agree that any disagreements pertaining to this reservation policy will first be attempted to be resolved by good faith negations. Guests and Alii Resorts, LLC agree that if a dispute has not been successfully resolved within 30 days, the matter will be submitted to mediation for resolution in Maui, Hawaii prior to any litigation and any litigation pertaining to this reservation policy will take place exclusively in courts located in Maui County, Hawaii.

This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.
