The second floor loft bedroom has twin beds and a bathroom. There is a private lanai off the loft bedroom. This is the perfect spot for a family vacation. There is a washer and dryer en suite. Koa Resort has a large swimming pool, hot tub, tennis courts and barbecue grills throughout the five acre landscaped grounds. Rules and Regulations
Sign and Return Forms: In addition to accepting these Rules and Regulations when you complete this booking process, we may also require a copy of the Rules and Regulations form to be signed and returned via fax, email, or postal service 60 days prior to arrival.
Check In: Your Check-in time is noted on your reservation. Map and Entry Instructions will be sent to you after final payment and all signed documents are received. Unauthorized Early Check-Ins will be charged an additional nights rent.
Check Out: Your Check-out time is noted on your reservation. This is strictly enforced. To request a Late Check-Out you must call our office prior to arrival. Late Check Outs are subject to additional rental fees. Unauthorized Late Check-Out’s will be charged an additional nights rent.
Property Inspection: Upon check-in to your rental, please inspect the property. To ensure maintenance issues are dealt with in a timely matter, please call our office as soon as issues arise. Do not send maintenance issues via email.
Confirmed Guests: Your reservation is made for the number of guests listed. Your reservation is subject to immediate cancellation or additional charge if you have brought more guests than are allowed and/or they are not listed on the guest register.
Extra Cleaning: If Extra Cleaning is required after your departure, extra charges will be deducted from your credit card or billed to you. Be sure to always remove your trash to avoid pests. All properties are furnished with an initial supply of paper products and soaps. Guests are responsible for purchasing additional supplies for the rest of their stay.
Property Damage: You are responsible for damages to the rental caused by you or your guests. Bello Realty, Inc reserves the right to deduct the cost of damages from your credit card. To avoid disputes over damages, Bello Realty, Inc requires all guests to either pay a $1500 Security Deposit or purchase our Rental Unit Protection Plan (outlined below):
Rental Unit Damage Protection Plan: This Rental Unit Damage Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1,500. Any damages that exceed $1,500 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1,500. Certain terms and conditions apply. Full details of the Rental Unit Damage Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The Rental Unit Damage Protection can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Bello Realty Inc. any amount payable under the terms and conditions of the Rental Unit Damage Protection. Please contact Bello Realty Inc. directly if you do not wish to participate in this plan or assignment.
Maintenance and Repairs: Due to the nature of Vacation Rental use, Repairs or Maintenance may be required during your stay. Any Maintenance or Repair issues that may result in permanent damage to the property should be reported to Bello Realty, Inc. IMMEDIATELY. Any other issues discovered during your stay, must be reported to Bello Realty, Inc. by the next business day. Refunds are not given for Repair or Maintenance issues unless the issue causes meaningful harm, inconvenience, or expense as determined by Bello Realty, Inc. Bello Realty, Inc. will resolve any Maintenance and Repair issues as quickly as possible.
Lost or Stolen Items: Bello Realty, Inc is not responsible for any personal items which may be lost or stolen from your rental. Always lock all of the doors and windows when you leave the property (even if you are not on the ground floor). Do not leave your valuables in plain sight. Remember, this is Paradise not Heaven! Do not make it easy for your valuables to be taken.
Non Smoking Properties: All of our rentals are Non Smoking. If there is any evidence of smoking, you will be responsible for any additional expenses for the restoration of the property and any fines imposed on the property owners.
No Pets: No Pets are allowed in any of our rentals.
Parties: Please remember you are in a residential neighborhood; therefore, please respect quiet hours between 10:00 p.m. and 8:00 a.m. Voices carry a long way in the still Hawaiian nights and early morning. If noise becomes a problem, you will be asked to relocate. Large parties, gatherings, weddings are not allowed. If this rule is violated, then the guest will be subject to whatever fines and penalties that may be imposed on the property owner by the County of Maui and Bello Realty, Inc. and your security deposit will be forfeit. Overnight guests are restricted to those names associated with this reservation.
Telephones: Most of the properties have phone blocks, which require guests to use credit cards for long distance calls. Any long distance calls that you make, that appear on an owner’s bill, will be charged against your security deposit or credit card.
Property Damage, Sales or Unavailability: Bello Realty, Inc. reserves the right to move your confirmed reservations to another property of comparative value if it becomes unavailable due to damage, sale, etc.
Reservation Changes: Your reservation is for the dates and property listed on your confirmation. Transferring your reservation to another property or changing the dates will result in the cancellation of your old reservation and the creation of a new reservation. Any deposits paid on the original reservation will be forfeit.
AOAO House Rules: Some properties have separate House Rules enforced by the property’s Home Owners Association or AOAO. A copy of these house rules can be found inside the unit. Guests are required to follow these rules and will be responsible for any penalties or fines incurred by breaking those rules.
Rental Charges and Cancellation Policy: All reservations require a NON-REFUNDABLE deposit of $200 or 1 nights rent (whichever is greater) at the time of booking. Final Payment is due, in full, 60 days prior to arrival. If these deadlines are not met then the reservation is subject to cancellation at our discretion. The deadline for guest cancellations is 60 days prior to arrival. Cancellations made after that deadline will not receive any refunds, unless the property can be re-rented for the same dates that were reserved. Cancellations can be made over the phone or in writing. NO VOICEMAIL OR EMAIL.
